<p>Although there is little projected growth in these specific locations, many like Austin, and Baton Rouge and others experienced far lighter price declines than in the more &#8220;popular&#8221; areas such as Arizona, New Mexico, Florida, and the like.</p>
<p>Additionally, even in the hardest hit areas, housing prices are low compared to the rents that many are paying for decent housing. That factor is not often mentioned in the press. Another rarely mentioned fact: if you are planning to be in a location for some time, today&#8217;s low mortgage rates (yes, if you qualify) combined with today&#8217;s distressed housing prices (look for foreclosures and short sales if you can) make for a once in a lifetime opportunity to acquire housing at a reasonable price for the LONG TERM.</p>
<p>Yes the long term&#8211;another item not often mentioned. Even in the areas mentioned in this article which are &#8220;only&#8221; projected to grow under 2% over the next 5 years, at least there is POSITIVE growth projected. Where else can you provide a life necessity (housing) that one can acquire and get tax advantages (deduct interest) vs. renting? And let&#8217;s look at renting; again, if you have plans to stay in the locale where you are, then renting is a guaranteed outflow of money with no return. With buying at today&#8217;s levels, even the dismal articles one now sees show stability or small growth in upcoming years. That sounds like a recipe for the right time to buy to me.</p>
<p>Out of chaos comes opportunity. And don&#8217;t forget it&#8217;s human nature to flee in the wrong direction at the wrong time. For instance, buying when stocks are surging vs. acquiring equities for the long run in a systematic way over time regardless of current price levels&#8211;translation: most people buy when the hype is high and sell when stocks are plunging; exactly opposite of what they should be doing to better themselves. I believe that housing correlates well with this stock analogy: buying housing or rental units now, if it&#8217;s right for you, is buying into and/or after the bulk of the plunge has taken place. Growth in value may be slow, but relative stability is not a bad thing. It is highly likely that housing will prove to be a great current investment for the 10-20 years that lay ahead as our population continues to support household formation.</p>

<p>On Tuesday, May 10, the NATIONAL ASSOCIATION OF REALTORS<sup>®</sup> (NAR) 2011 First Quarter Metropolitan Area Home Prices/State Resales <a href="http://www.realtor.org/research/research/metroprice" target="_blank">reports were released</a>. For the first quarter of 2011, New Jersey demonstrated its second straight quarterly gain in existing home sales since the post-home buyer tax credit period. According to a statement from NJAR<sup>®</sup> CEO Jarrod Grasso, “This shows signs that the state’s housing market is building a solid foundation without a government incentive.”</p>
<p>Compared to the first quarter of 2010, New Jersey sales declined only 2.8 percent. This is just two percentage points below the national figure, but higher than all of our neighboring states. <h3><span style="color: #800000;">Vacation- and Investment-Home Shares Hold Even in 2010</span></h3>
<p>The market share of vacation- and investment-home sales held steady in 2010, although the sales volume declined with the overall market, according to the NATIONAL ASSOCIATION of REALTORS<sup>®</sup> (NAR).</p>
<p>NAR’s 2011 Investment and Vacation Home Buyers Survey, covering existing- and new-home transactions in 2010, shows vacation-home sales accounted for 10 percent of transactions last year while the portion of investment sales was 17 percent, both unchanged from 2009.</p>
<p>NAR Chief Economist Lawrence Yun said, “Despite extraordinarily tight credit conditions for purchasing a second home, the market share for vacation and investment homes held steady,” he said. “A sizeable number of buyers made deals with all-cash offerings.”</p>

<h3><span style="color: #800000;">NAR Metro Reports and NJ Housing Report Released</span></h3>
<p>The NATIONAL ASSOCIATION OF REALTORS<sup>®</sup> (NAR) released the <a href="http://www.realtor.org/research/research/metroprice" target="_blank">2010 Fourth Quarter Metro Area Home Prices/State Resales report</a>. The median home price in each of the Garden State’s metro areas demonstrated <span id="more-1"></span>year-over-year growth, with six of the seven metro areas trumping the national and northeast regional median. According to NJAR<sup>®</sup> CEO Jarrod Grasso, “This is encouraging news for local housing markets as it shows strength in New Jersey property values. With affordable prices approaching an upward trend, the opportunity to “buy low,” coupled with favorable interest rates, seems to be getting shorter.”</p>
<p>New Jersey resales increased 9.7 percent from the third quarter to the fourth quarter of 2010, but were down 27.1 percent compared to the fourth quarter of last year. Read the <a href="http://www.njar.com/pressroom/releases/2011/021011.html" target="_blank">NJAR<sup>®</sup> statement</a>.</p>
<p>The New Jersey housing market displayed a strong 2010 as the NAR Affordability Index reached its highest point in years, with a state index of 137.7 for the fourth quarter and 174.6 for the year. NAR’s ‘affordability index’ is a measure that factors median home prices, mortgage interest rates, average family income and other economic indicators to determine how affordable owning a home is in a particular area. <p>International transactions are of increasing importance.  With the expansion of international trade, the flow of people across borders has also increased rapidly, and, therefore, the demand for real estate in both residential and commercial sectors in conjunction with international transactions has been on the rise.
